From your first idea to move-in day, we guide you through every step with clear communication, realistic budgeting, and thoughtful planning.
Phase 1: Discover Your Vision
Every custom home begins with a conversation.
Whether you have a rough sketch on a napkin, a collection of inspiration photos, a completed set of plans, or simply know you want three bedrooms and two baths, we start by learning what matters most to you.
We take time to understand your goals, lifestyle, priorities, design preferences, and budget expectations. We also visit your property whenever possible to better understand the land, views, topography, and opportunities unique to your homesite.
This is true custom home design—not a pre-drawn floor plan or a base model with upgrade options. Every home is designed specifically around you.
Phase 2: Budget & Feasibility Planning
Before investing in architectural plans, we help establish realistic budget expectations.
Using your vision, desired square footage, finish level, and site conditions, we develop a preliminary budget range to help determine project feasibility.
During this stage, we discuss opportunities to increase functionality, improve value, reduce costs, or incorporate luxury features that align with your priorities.
Our goal is simple: provide clarity early so informed decisions can be made throughout the design process.
Phase 3: Custom Design & Pre-Construction
Once a preliminary budget is established, we move into a Professional Pre-Construction Services Agreement.
Working alongside our licensed architects and structural engineers, we guide the development of your custom home from concept to completed construction documents.
This phase typically takes 6–10 weeks, though every project is unique.
Throughout the design process we continuously review plans, update budgets, and collaborate with you to ensure the design remains aligned with your vision and investment goals.
At the completion of this phase, you receive:
• Licensed architectural plans
• Engineered structural plans
Most importantly, you own your plans.
You are never obligated to build with Jones Galm Builders. We believe we should earn the opportunity to build your home through transparency, communication, and value—not contractual pressure.
Phase 4: Final Pricing & Construction Agreement
Once the design is complete, we competitively bid the project to qualified trade partners and suppliers.
This process allows us to assemble accurate pricing while ensuring fair and competitive market rates.
We compile the complete construction budget and review it with you in detail, discussing scope, allowances, options, and project expectations.
When pricing, scope, and terms align, we execute a construction agreement and begin preparing for construction.
Phase 5: Permitting, Financing & Selections
Before construction begins, we assist homeowners through the final preparation process.
This may include:
• Building permit applications
• HOA or Architectural Control Committee approvals
• Construction loan coordination
• Final design and finish selections
While we do not provide direct financing, we work alongside homeowners and lenders throughout the construction loan process to help keep everything moving smoothly.
We also coordinate finish selection meetings where you'll choose the materials, fixtures, and finishes that bring your home to life.
Phase 6: Construction & Communication
Once financing, permitting, and approvals are complete, construction begins.
A typical custom home requires approximately 9–12 months to complete, depending on size, complexity, weather, and site conditions.
Throughout construction, we maintain ongoing communication regarding schedule progress, major milestones, and project updates.
We encourage homeowners to remain actively involved and periodically walk the project with us to see their home taking shape and ask questions along the way.
Our commitment is to provide the same level of transparency during construction that we provide during design.
Phase 7: Quality Assurance & Move-In
As construction nears completion, we conduct detailed quality control inspections, punch-list reviews, and final cleaning procedures.
Every home is carefully evaluated to ensure it meets our standards for craftsmanship, functionality, and overall quality before move-in.
The result is more than a completed project—it's a home designed specifically for your family, your lifestyle, and your future.
